Brickwater entry into Las Vegas condo market to bring distinctive features, coveted amenities
Rarely is brick used in new construction in Las Vegas these days.
And only now are mid-rise condominiums coming into vogue instead of the traditional high-rise towers.
Still more, the South Strip of Las Vegas Boulevard is becoming a vibrant, dynamic microcosm. It’s the fastest-growing area in the Las Vegas Valley.
Brickwater mid-rise condominiums, south of the 215 Las Vegas Beltway and east of Interstate 15, soon are to be under construction in the Gateway area, for delivery in early 2008.
There will be 178 units in four levels of condominiums with same-level covered parking for residents. And they’ll feature brick construction.
Prices will be accessible, as compared with other Las Vegas condos. Priced at about $330 a square foot, the units range from 849 square feet for a one-bedroom, one-bath condo to 1,550 square feet for a two-bedroom, two-bath condo. Thus the range is now between $280,170 and $511,500. In all, 11 different floor plans will be offered in varied configurations for one, two and three bedrooms.
Design—careful, thoughtful design—went into these condos. “Brickwater is the realization of or dream to develop a collection of condominium homes that create a quality lifestyle by virtue of design,” said Jim Noteware, prominent national developer based in Houston. “As our motto says, Brickwater is designed for life,”
Water features include a resort-style courtyard swimming pool fed by a stream with water flowing over rocks plus water sliding down the surface of a wall at the entry way to Brickwater.
Interior amenities include: 10’ ceilings; 8’ doors; 8’ high windows with the tops aligned with the doorways; 12” wood baseboards; and 2” faux wood blinds. Kitchens will feature flat-panel stained wood cabinets; granite slab countertops and backsplash; stainless steel appliances with gas stove top and range; microwaves and ventilation hoods; and stainless steel sinks. Bathrooms will feature: 16” by 16” slate tile floor; flat panel, stained wood cabinets; granite slab countertops and backsplash; brushed stainless plumbing fixtures; garden tub with slate tile surroundings; separate glass enclosed showers with slate tile surroundings.
Brickwater’s community amenities include: a resident lounge with coffee bar; game room with billiard tables; 18-seat stadium theater; fitness center; concierge office; a conference/party room with balcony; catering kitchen; community terrace overlooking the resort-style pool; private rooms for parties conferences and other gatherings; resident storage rooms; dog exercise area with fountain; secure resident parking with direct, same-level access; and abundant visitor parking.
The Brickwater development team includes: Tribble & Stephens, general contractors; The Clerkley-Watkins Group, architecture, planning, and interior design; and Howard Frazier Barker Elliott, investment bankers. Local firms contributing to the project include: Summit Engineering; Kummer Kaempfer Bonner Renshaw & Ferrario, attorneys at law; Coldwell Banker The Condo Store, marketing and sales; one11, design and advertising; and Codella Marketing, public relations.
Developer Jim Noteware told the Las Vegas Review-Journal.
“We understand the market, the long-term residential profile of Las Vegas, and the key element is demographic growth.”
He termed the Las Vegas business environment “very successful. It’s beyond gaming. It’s entertainment, convention business, the military. Also, the proximity to everywhere in the Southwest.”

Interesting. I believe Athena Group out of NY is looking at a midrise development in the Las Vegas area also. Maybe a new play for the market?
